The most important maintenance item is routinely replacing or cleaning the filters. Blocked or dirty filters will clog normal airflow and reduce the system's efficiency significantly. If the normal airflow is obstructed, air will bypass the filter and will carry particles directly into the evaporator coil. This impairs the coil's heat-absorbing capacity. Replacing a dirty, clogged filter with a clean one can reduce your air conditioner's energy consumption dramatically.
With central air conditioners, filters are generally located along the return duct's length. Usually filters are located in walls, ceilings, furnaces or in the air conditioner itself. Room air conditioners have a filter mounted in the grill that faces into the room. AIR CONDITIONER COILS
Your air conditioner's evaporator coil and condenser coil collect dirt over its service life. A clean filter prevents the evaporator coil from being damaged before expectancy. Dirt on the coil reduces airflow and insulates it, reducing its ability to absorb heat. To avoid this, get your evaporator coil serviced and cleaned every year.
Outdoor condenser coils can also become very dirty if the outdoor environment is dusty or if there is foliage nearby. You can easily see the condenser coil and notice if dirt is collecting on the fins. Try to minimize dirt and debris near the condenser unit. Dryer vents, falling leaves, and lawn mower debris are all potential sources of dirt and debris. Clean the area around the coil by removing any debris and trim foliage away to a distance of at least 2ft or 0.6 meters away. This will provide adequate airflow around the condenser.
